Citysearch Condominium & Rental Management
CCRM Management (CCRM) specializes in the professional management of residential and commercial condominium, and rental communities in Calgary and area. CCRM works closely with the Owners to ensure that the property is well maintained - managed both physically and financially.
Managing condominiums and rental communities requires good common sense business practices, sound knowledge of management and complete flexibility to meet Owner and Board member requirements. With the CCRM team, you will be dealing with qualified, competent professionals knowledgeable in matters relating to Real Estate, Engineering, Finance, Accounting and Law.
CCRM's condominium management program is designed to enhance the Owners' investment, maximize profitability and to ultimately provide a carefree lifestyle.

Responsive, knowledgeable, informative and innovative

Design and implement preventative maintenance programs and energy conservation procedures. We provide reserve fund planning, site inspection reports and written inspection reports of repairs and deficiencies

Identify and implement ways to reduce our customers' cost without reducing service quality

Provide timely, accurate billings and meaningful program reports

Deal with clients, suppliers and affiliates in a helpful and courteous manner
Regular Operations
- Financial:
- Receivables: Collect monthly condominium fees and pay monthly expenses. Collect other charges such as parking, fines and arrears. Collect and prepare arrears letters; follow-up to ensure expeditious settlement
- Payables: Invoice approval; design and implement preventative maintenance programs, appraisal of reserve fund and appropriate recommendations to Board members
- Operating Budgets: Develop with the Board annual operating budgets and prepare monthly income and expense statements. These statements are designed to measure monthly and year-to-date performance against the annual budget.
- Reserve Fund: Invest and manage the Reserve Fund to optimize earnings in a risk free environment.
- Owners' register: estoppel certificates, lien registration and/or discharge, and monthly financial statement preparation
- Coordinate and attend regular Board meetings. Update Board on all operational activities
- Interpretation and enforcement of the site bylaws, rules and regulations
- Conduct regular site visits to ensure maintenance standards are met
- Coordinate appropriate maintenance and trades as required
- Provide supervision for on-site staff
- Coordinate the tendering and bid process for major repairs and maintenance
- Maintain 24 hour / 7 day contact for all site emergencies. Dispatch the appropriate trades
- Ensure that all contract items are maintained with optimized value
Reserve Fund Planning
It is critical to ensure there is appropriate planning to determine the future demands on the reserve fund. This will reflect the future cash requirement needed in order to make the necessary replacements or repairs. It is necessary to appraise and determine the actual life expectancy of all structural components and their replacement costs and to establish reserve fund requirements.
Bylaws
CCRM have developed a template, which can be customized for any condominium project. These bylaws utilize the local standards outlined in the Condominium Act.
Welcome Package
CCRM has developed a comprehensive welcome package for new Owners. This package includes information on the site.
Insurance
CCRM has negotiated insurance rates and coverage based on volume. These rates are passed on directly to our clients.
Banking
Each property has two trust accounts; one is for the reserve fund and the other is for operating purposes. We have negotiated preferred bank service fees for our clients based on volume.
Pre-Authorized Debit
We offer the ability for pre-authorized debits from Owners' bank accounts.
